While it might not be the most glamorous service, commercial drywall installation is essential for most construction and renovation projects. It’s the foundation behind every polished office, every professional reception area, and every high-functioning commercial space.
But what most business owners and project managers don’t realize is that not all drywall installation is created equal. The level of finish you specify has a direct impact on how your space looks, how it functions, and how much you’ll spend both now and down the road.
In this blog post, we’ll discuss drywall finishing levels, how to choose the right one for your business, and how to get started on your commercial drywall installation with ABE Construction Group today.
Level 0 to Level 5: Drywall Finishing Levels Explained
Drywall finishing levels are a standardized system ranging from Level 0 to Level 5, developed by the Gypsum Association under publication GA-214. They define exactly how much surface preparation and treatment a drywall installation requires before it is considered “completed.”
In Ontario, the Ontario Building Code governs fire resistance, structural performance, and safety requirements for drywall assemblies, but it does not prescribe GA-214 finish levels for commercial interiors. That means the finish level is a design specification, rather than a regulatory requirement.
Here’s a breakdown of drywall finishing levels from 0 to 5:
Level 0: Unfinished
Drywall panels are simply installed, with no taping, finishing, or accessories applied. Typically, this level is reserved for temporary construction or areas where the final décor hasn’t been determined yet.
Common use: Temporary site partitions during phased commercial construction.
Level 1: Fire Taping
Joints have tape embedded in joint compound, but no additional coats are applied. Tool marks and ridges are acceptable. This is often called “fire taping” because its primary purpose is providing a smoke and fire barrier, not aesthetics.
Common use: Plenum areas above drop ceilings, building service corridors, and attics — spaces permanently hidden from view.
Level 2: Utility Finish
Tape is embedded in joint compound and wiped smooth. Fastener heads receive one coat of joint compound. The surface is clean and functional, but imperfections remain.
Common use: GTA warehouse and storage facilities, industrial mechanical rooms, and commercial washroom tile substrates.
Level 3: Textured Finish Base
One additional coat of joint compound over taped joints and angles. The surface is smooth and free of tool marks, and it is specifically designed to go underneath heavy or medium textures, not flat paint.
Common use: Retail back-of-house areas, spaces receiving spray texture, and walls with commercial-grade vinyl wallcoverings.
Level 4: Commercial Standard Finish
Two additional coats over joints and angles, three coats over fasteners. The result is a smooth, primed surface ready for flat paint, light textures, or standard wallcoverings. Level 4 is the industry standard for most visible commercial interiors across the GTA and Ontario.
Common use: Standard offices, meeting rooms, corridors, retail showrooms, restaurants, classrooms, and the majority of tenant improvement projects.
Level 5: Premium Finish
Everything in Level 4, plus a full skim coat of joint compound applied over the entire wall surface. This extra step eliminates “joint photographing,” where seams and fasteners ghost through paint under harsh or directional lighting.
Common use: Executive boardrooms, hotel lobbies, medical reception areas, high-end retail, showrooms, and any space featuring dark or semi-gloss paints under natural or accent lighting.
Which Drywall Finishing Level is Right for Your Business?
Not sure which drywall finishing level is suitable for your GTA business? Use this helpful guide as a starting point:
| Space Type | Recommended Level | Why |
| Industrial mechanical and utility rooms | Level 1–2 | Hidden from public; utility only |
| Warehouse storage spaces | Level 2 | Functional, no aesthetic concern |
| Back-of-house service areas | Level 2–3 | Low visibility, easy maintenance |
| General offices open plans | Level 4 | Standard commercial appearance |
| Retail showrooms storefronts | Level 4 | Clean, professional presentation |
| Restaurants, hospitality | Level 4 | Visible walls, standard lighting |
| Healthcare clinics medical offices | Level 4–5 | Sanitation, professional image |
| Executive offices and boardrooms | Level 5 | High visibility, premium impression |
| Hotel lobbies and upscale reception spaces | Level 5 | Critical lighting, dark paint tones |
| Photography studios galleries | Level 5 | Directional lighting reveals flaws |
In our experience, many Ontario businesses get stuck deciding between Level 4 and Level 5 finishing. The difference is simple: While Level 4 is perfect for most standard commercial spaces, subtle imperfections might be visible under strong directional lighting or dark paint colours. On the other hand, Level 5 offers a completely seamless finish, no matter what. However, Level 5 also requires more work and more materials, which means it also costs more and takes longer to complete.
